Old Erowal Bay sits back from the St Georges Basin shoreline on rising bushland terrain, which means sloped and uneven blocks are common here in a way they aren’t on the flatter suburbs closer to the water. The soil is sandy foreshore-type ground, similar to neighbouring Erowal Bay, but the terrain itself is the bigger factor in how a lawn gets mown — a slasher or push mower on a slope is a different job to a flat suburban lawn. Almost a quarter of families here are one-parent families, above the pattern in most of this corridor, and 98.3% of occupied dwellings are separate houses with almost no apartment or townhouse stock.
